Water damage questions, answered

Brooklyn, Kings County. Assessment and written scope before any work begins.

Who regulates water damage restoration in New York?

New York does not issue a single license for water damage restoration. What applies is the NYC home improvement contractor license for residential repair work over $200, Article 32 of the New York State Labor Law for mold assessment and remediation, and the building code for reconstruction permits.

Is mold covered by insurance?

Sometimes. A mold loss that results from a covered water event is often covered to a sublimit. Long-term seepage and maintenance are commonly excluded. The policy language controls.

How do I know if my contractor is licensed?

The DCWP license number can be checked at nyc.gov/dcwp or by calling 311. Mold licenses can be checked through the New York State Department of Labor mold licensing lookup.

Do I have to move out during drying?

For a contained loss in one room, usually not. For a Category 3 loss, a loss affecting the only bathroom or kitchen, or a job where the HVAC distributes air through the work zone, plan to be out.

What does a dry standard mean?

It is the target moisture reading for a specific material assembly, established from an unaffected reference area of the same material in the same building. Drying closes when affected readings match the reference on consecutive days.

Should I file a claim for a small loss?

Compare the deductible and the likely premium effect against the documented cost. For a small clean-water loss that dries in three days, paying directly is often the better financial choice. That is your decision and your agent's, not ours.
